What we produce

Six disciplines, one production partner.

Hand us a scope and a jurisdiction. You get coordinated, code-compliant deliverables back — drawn to the standard your plan checker expects.

MEP Design

Mechanical, electrical and plumbing permit sets — coordinated across disciplines, with load calculations and schedules printed on the drawings.

Fire Protection

Sprinkler and fire-alarm design to NFPA — packaged with the MEP set or delivered standalone, coordinated with the ceiling and structure.

Structural Drafting

Framing plans, sections and details drafted from your engineer’s design intent — production capacity without giving up design control.

Learn more

Architectural Drafting

Permit-set production from sketches, redlines or an existing model — plans, elevations, sections and schedules, drawn to your standards.

Energy Compliance

REScheck · COMcheck · Manual J·S·D · California Title 24. Productized and priced on their own dedicated sites.

Photometric Studies

Site and interior lighting calculations with the point-by-point grid the AHJ asks for — delivered with the fixture schedule behind it.

Honest by design

We produce it. A US-licensed PE stamps it.

US law is strict: an offshore team can’t be your engineer of record. We don’t pretend otherwise. Our engineers prepare the full permit-ready package; where a stamp is required, a US-licensed PE partner reviews and seals it as engineer of record.

Most offshore firms are vague about this. We put it up front — because knowing exactly who carries liability is what lets you hand us the work with confidence.

How stamping & EOR works
  1. 1You brief us — plans, scope, jurisdiction, deadline.
  2. 2We produce — coordinated, code-compliant deliverables in Revit / AutoCAD.
  3. 3QA + PE review — a US-licensed PE partner seals as EOR when required.
  4. 4Permit-ready delivery — with revisions through plan check.

Why teams outsource to us

Capacity that behaves like your own team.

Code fluency, not code lookup

IECC, IBC, NEC, IMC, IPC, NFPA, ACCA Manual J·S·D and California Title 24 — with the calculation basis printed on the sheets so the reviewer audits the math instead of asking for it.

On-demand capacity

Scale up for a deadline without hiring. Scale back when the pipeline changes. You keep design control; we carry the production load.

Plan-check support

Comments come back to us, not just to you. We answer them with clouded revisions and resubmit — the permit cycle is part of the job, not an extra.

Your IP stays yours

NDAs as standard. Your drawings, your standards, your title block. Nothing we produce for you is reused or published without your written permission.

One point of contact

A named engineer on your project, working your hours where it matters, on the collaboration tools you already use — BIM 360, ClickUp or shared cloud storage.

Clear on liability

You always know who carries the seal. Where a stamp is needed, a US-licensed PE partner reviews and takes engineer-of-record responsibility — stated plainly, up front.

Selected work

Real projects, anonymized.

Client, city and design-team names are never published — project type and state only. The engineering is exactly as delivered.

Redacted engineering drawing — ISO 8 cleanroom inside a working warehouse Drawing extract · redacted
Mechanical + Electrical Cleanroom California

ISO 8 cleanroom inside a working warehouse

ChallengeA manufacturing tenant needed an ISO 8 cleanroom built into an operating warehouse — without a new electrical service, and with the adjacent office untouched.
ApproachThree rooftop heat pumps ducted directly into a 39-unit HEPA fan-filter ceiling, each unit set to 230 CFM; the existing 480/277V service reused, with one 75 kVA step-down transformer added for process power.
OutcomeA 12-sheet coordinated mechanical and electrical permit set, with the load calculation documenting 41% spare capacity — evidence the no-service-upgrade decision was engineered, not hoped for.

M / E / P Storage campus Colorado

Five-building storage campus, designed as five buildings

ChallengeTwenty individually owned storage units, a two-level sales and repair building and a car wash on one site — each needing its own systems and energy-code documentation. A single blended design would not permit cleanly.
ApproachA repeatable per-unit module (3-ton split heat pump, point-of-use water heater, full fixture group) across all twenty units, with per-building NEC Article 220 load calculations driving the services.
OutcomeA 34-sheet M/E/P set carried through five revision rounds, every energy certificate passing — interior lighting 43–56% below the power allowance, exterior 98% below.

Mechanical + Plumbing Detention facility Maryland

Detention facility on a vacuum waste system

ChallengeA secure tenant improvement across housing pods, two commercial kitchens, a laundry and medical zones: near-100% outdoor air in sealed high-occupancy housing, plus a vacuum waste system that conventional drainage details do not fit.
ApproachA 35-system load model built and refined against the real equipment cut sheets, with plumbing designed around the vacuum sewer — point-of-use grease interceptors discharging to sized vacuum collection sumps.
OutcomeA coordinated 23-sheet mechanical and 28-sheet plumbing set. Refining against nameplate data cut the kitchen system from 200 tons to 73 and the laundry from 112 to 14 — right-sized, with the calculation basis printed on the sheets.
