254-unit affordable tower, drawn from the underground up
ChallengeA 254-unit affordable tower in New York — about 26 levels and 274,000 sf over a cellar — where the electrical contractor needed field-ready drawings faster than its own office could draw them.
ApproachUnderground conduit dimensioned from column centers and grid lines, slab-penetration sheets, colour-coded deck drawings, and device layouts with unit panel schedules for every apartment type.
OutcomeThe underground set issued for record after four submissions; apartment layouts carried through eleven revision rounds in a month — all on the contractor’s title block.

Generator-yard stair foundations at a hyperscale data centre
ChallengeA new access stair in an operating generator yard at a hyperscale data centre in Virginia had to land between an existing transformer, grating walkways, steel columns and an underground power duct bank.
ApproachClearances field-verified, then a combined reinforced-concrete footing on four piers sized for self-weight and bearing — foundation plan, sections, pier and anchor / base-plate details, rebar schedule and pouring sequence, all issued from a Revit model.
OutcomeThe package the stair fabricator built its shop drawings against — to IBC 2021, ACI 318-19 and ASCE 7-16 — sealed by the project’s Virginia engineer of record.

ISO 8 cleanroom inside a working warehouse
ChallengeA manufacturing tenant needed an ISO 8 cleanroom built into an operating warehouse — without a new electrical service, and with the adjacent office untouched.
ApproachThree rooftop heat pumps ducted directly into a 39-unit HEPA fan-filter ceiling, each unit set to 230 CFM; the existing 480/277V service reused, with one 75 kVA step-down transformer added for process power.
OutcomeA 12-sheet coordinated mechanical and electrical permit set, with the load calculation documenting 41% spare capacity — evidence the no-service-upgrade decision was engineered, not hoped for.

Which US states have you delivered projects in?
31 US states so far, plus Washington DC and the U.S. Virgin Islands — 400+ projects across eight countries and territories in total. The map and matrix above show where. Tell us the jurisdiction and we’ll confirm the code basis before we quote.
Can your engineers stamp drawings? Who is the engineer of record?
Our team is not the engineer of record. Where a permit needs a seal, our retained US-licensed PEs review and stamp the work in Texas and California, and a licensed PE is engaged for your project in other states. We put this in writing in every quote. We don’t offer services that require licensure in jurisdictions where we aren’t licensed.
Can we start with a small pilot project?
Yes, and we recommend it. Your first project with us is discounted by 15%, with no commitment after it.
What do you need from us to start a project?
Send the scope, jurisdiction, deadline and whatever you have, such as an architectural set, redlines or a model. We confirm what’s needed and send a fixed quote with a delivery date.
How does payment work?
Nothing is due until you accept our quote. Then it’s 40% on acceptance and 60% when the final set is delivered; projects over $10,000 are billed 40% on acceptance, 30% on the first permit set and 30% on final delivery. Invoices can be paid online by card or bank transfer (ACH), and final files are released once the balance is paid. Retainers are invoiced monthly. US clients can also pay by Wise or Payoneer, and escrow with milestone releases is available.
Do you respond to plan-check comments and RFIs during construction?
Plan-check comments are answered with clouded revisions as part of the job. RFIs and construction administration after the permit are quoted separately per project.
What happens if a deadline is missed or a design error is found?
Design errors on our side are corrected free of charge and with priority. Every quote carries a committed delivery date; if a date is at risk, we tell you as soon as we know.
Will the same engineers work on our projects every time?
Yes. A named engineer is assigned to your project and stays with your work, so you’re not re-explaining your standards every time.
Can we see sample drawings and calculations?
Yes. We share redacted drawing samples on request, with client names removed, and can do so under an NDA if you prefer.
Do you sign NDAs and non-solicitation agreements?
Yes, NDAs are standard on every engagement. A non-solicitation clause covering your clients is available on request.
Model
What is white-label MEP design, and how does it work day to day?
We are your offsite engineering production team. You keep design authority and the client relationship; we produce coordinated, code-compliant MEP, fire protection, structural and architectural deliverables under your name, sized to real load calculations.
Will my clients know you are involved? Do the drawings carry our title block?
No. The drawings carry your title block and follow your standards. Nothing we produce for you is reused or published without your written permission.
Retainer or dedicated staff — how does each model work?
For steady workloads we offer a monthly retainer or dedicated engineers who work only on your projects. A minimum initial term applies, and the details are set out in your proposal.
Can we scale capacity up or down month to month?
Yes. You can scale up for a deadline without hiring and scale back when the pipeline changes.

Which codes and standards does your team work to (IECC, ASHRAE 90.1, NEC, IMC, IPC/UPC, NFPA)?
IECC, IBC, NEC, IMC, IPC, NFPA, ACCA Manual J/S/D and California Title 24, plus UK and Australian requirements where a project calls for them.
Which software do you use (AutoCAD, Revit MEP, HVAC load software, Navisworks)?
Revit and AutoCAD for drawings, Wrightsoft and Carrier HAP for load calculations, and BIM-based coordination across disciplines.
Can you work in our Revit template and CAD standards?
Yes. We work in your Revit template, CAD standards and title block, and on the collaboration tools you already use, such as BIM 360, ClickUp or shared cloud storage.
Which project types have you designed (multifamily, retail, restaurants, churches, detention, medical)?
Residential, ADUs, multifamily, commercial and tenant improvements, restaurants, churches, clinics and secure facilities such as detention centers. See our case studies.
Do you design fire alarm and fire sprinkler systems as well as MEP?
Yes. We design fire sprinkler systems (NFPA 13, 13R, 13D) with hydraulic calculations, as well as fire alarm systems. They can be packaged with the MEP set or delivered standalone.
Do you take BIM-modeling-only or clash-detection-only work?
No. We focus on design and permit-set production; we don’t take BIM-modeling-only or clash-detection-only work.

How do you check drawings before they reach us?
Every set gets an internal QA/QC review before it leaves us: cross-discipline coordination, code checks, and the calculation basis printed on the sheets. Where a seal is required, the PE review follows.
Working together
How do you handle the time-zone difference? Can work turn around overnight?
Our team covers US business hours where it matters, and work often progresses overnight your time. A named engineer is reachable on your project.
How do we communicate (email, Teams, Slack, calls), and can your engineers join our client meetings?
Email, Teams, Slack, ClickUp or calls, whatever your practice already uses. Our engineers can join your coordination meetings.
Security & legal
How are our files and client data kept secure?
Project work is managed on Z-Flow, our own self-hosted system, so your files stay on infrastructure we control and never on a third-party cloud.
Who owns the drawings and design files?
You do. The drawings are produced under your title block for your project, and nothing is reused or published without your written permission.
